Senior Land Agent
Minimum of 4 years Leadership of pipeline acquisition is required.
The Atlantic Coast Pipeline (ACP) Project is a $4.5 billion to $5 billion, 550-mile natural gas pipeline project that is planned to run from West Virginia, southeast through Virginia and then south through central North Carolina.
The Land Right of Way Coordinator deals with all aspects of real estate needs and interests. This position will, firsthand negotiate and secure legal land agreements (rights-of-way, leases, grants, fee purchases, etc.) between company and affected landowners, whether they are private owners, corporations or government agencies, to permit the construction of facilities.
- Provide leadership to the land acquisition team of professionals, through coordination of project assignments, and providing direction to Right-of-Way Agents
-Coordinate contract land agents; ensure third party land agents comply with agreements
-Coordinate the investigation of damage claims, assessments of damages and negotiation of settlements
-Coordinate Client’s company-owned property, leasehold or easements rights, working closely with inside and outside legal counsel on questions of drafting, preparation, interpretation of property instruments
-Coordinate sales of client-owned property and requests for easements across client property
-Assist with tracking project land budgets; prepare regular reports on financial progress; monitor costs against budgets; approve third party land agent invoices
Land Agent Duties:
-Perform or oversee title research and investigations for properties client is interested in securing, such as identifying ownership of surface and subsurface real estate interests for affected properties
-Inspect property and utilize public information and comparable real estate information to determine value
-Preparation and submission of applications for various permits, licenses and bonds (road/railroad crossings, driveway permits, building permits, heavy hauling permits, etc.)
-Review legal documents to ensure proper compliance with codes, regulations, and procedures
-Act as liaison between landowner and company
-Meet project deadlines to ensure meeting pipeline in-service target date
-Facilitate and attend various project meetings as a representative of company
-Minimum 5 years experience in negotiating and securing legal land agreements such as: right-of-ways, leases, grants, fee purchases, etcetera.
- Minimum two years of significant leadership/supervisory/project management experience.
ACP Project Specific Knowledge:
-Knowledge of county courthouse record keeping methods throughout the company system with ability to complete accurate title searches for determining oil, gas, coal, mineral, surface and sub-surface rights
-Strong working knowledge of pipeline construction practices with minimal comprehension of current environmental and archaeological regulations and practices and governmental regulations
-Knowledge of varying state and local laws concerning royalty ownership, laws of descent, storage rights and property rights
Land Agent Knowledge, Skills & Abilities:
-Ability to interpret maps, plats, blueprints, plans and surveys
-Ability to perform calculations and land valuations
-Ability to develop and maintain effective relationship with internal stakeholders, e.g. media, legal, engineering, government affairs, environmental
-Bargaining and negotiation experience
General Knowledge skills & Abilities:
-Demonstrated ability to manage multiple projects
-Ability to identify solutions to resolve conflicts
-Strong communication skills - ability to communicate effectively; speak persuasively and listen completely
-Experience preparing reports, letters, memos and to maintain documentation
-Demonstrated ability to plan and organize and work independently
-Computer Skills – Proficient in Microsoft applications (i.e. MS Word, Outlook, Excel and Power Point)
-Four-year college degree in related field
-Knowledge of agriculture and forestry practices
Company cell phone and computer will be provided. Mileage will also be paid. Per Diem @ $142/day for 7 days/week. Travel could include overnight stays. Overtime could be required periodically. Certain positions may involve access to information and technology subject to export controls under U.S. law.
