Essential Job Duties:
This position provides supervision and leadership to the multi-craft maintenance staff which provides maintenance and repair to building facilities. This requires close contact and coordination with engineers, architects and technical personnel on the basic maintenance infrastructure, plan review, future staffing, maintenance and the most efficient methods of systems operations and maintenance. Oversees work in the performance of HVAC to include installation, maintenance, and repair of air-conditioning and refrigeration systems, pneumatics, and automated controls. Oversees operation of complex laboratory HVAC and exhaust systems. Gives feedback and technical advice to employees; counsels and coaches employees in daily work related to technical problems. Visits the various work sites daily to assure employees are productively engaged in the proper operation of equipment and building systems. Manage an off-hours emergency program for areas of responsibility. Review building plans for responsibility levels once constructed; i.e., staffing utility tie ins, equipment hook ups, maintenance approach etc. Advise upper level management of construction and operational problems, possible energy aspects and improved utilization of facility services.
This position is designated as “Essential Personnel” for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule. This position may assist with snow and ice removal and/or providing direction for others during snow and ice removal.
High school diploma or equivalency and two years of experience in the trade(s) areas assigned; or an equivalent combination of training and experience.
Departmental Required Skills:
Experience with construction projects and knowledge of applicable local, state & national building codes. Must have knowledge of repair and maintenance of mechanical, HVAC, chillers, steam and hot water, control systems, electrical and plumbing systems. Must be able to lift up to 60 pounds frequently, with or without reasonable accommodations. Must be able to communicate effectively verbally with supervisors and the general public and understand verbal and written instructions and other communications regarding work assignments and other matters.
Preferred Experience, Skills, Training/Education:
Facilities operations and maintenance experience in a supervisory capacity to include - repair and maintenance of mechanical, HVAC, chillers, steam and hot water, control systems, electrical and plumbing systems. Considerable knowledge and skill in the methods, processes, equipment and materials used in the repair, operation and maintenance of buildings, buildings utilities and building mechanical systems.
Necessary Licenses or Certifications:
Valid driver's license required. Valid NCDL required within 60 days of hire and must be maintained.
About the Department/Unit:
The 900+ positions of the Facilities Division service the students and staff of the University’s teaching, research/administrative space and 2, 240 acres of infrastructure. The Facilities Division provides design and building services, maintenance, custodial, landscape, solid waste removal, utility, mail, and motor pool services 24 hours a day, 365 days a year. The goal is to deliver cost effective services to the University, ensure completed projects and maintenance that conform to codes and regulations, while minimizing University liabilities and disruptions caused by the maintenance, repair, building, and equipment modifications to the University.
