SUMMARY
Under the supervision of the Associate Facilities Manager and working with and under the direction of a Preventative Maintenance Lead, the Preventative Maintenance Technician will work closely with Community Managers and their Office and Maintenance Staff, to perform preventative maintenance inspections and to make repairs and improvements.
ESSENTIAL DUTIES
- With direction and support of the Preventative Maintenance Lead, coordinates and makes periodic (annual) inspections of MidPen community properties and units. Inspects and reviews the property and each unit. Documents, evaluates, and rates all elements of the property (unit’s interior and exterior condition, its utility and appliance functions, and a condition status report for both internal MidPen and external agency purposes)
- Assists in the comparison of the previous (year) report to help identify items that may not have been completed and note items that continue to be areas of concern
- Verifies and inputs asset inventory information such as equipment, appliances, hot water heaters, and furnaces
- Inspects, performs, or assists with minor maintenance services, repairs or other safety devices (battery changes in smoke detectors, cleans air conditioner, refrigerator coils, replaces filters, adjusts doors, closers, hinges, handles, and repairs broken or missing light switches and outlet covers) and reports findings to the Community Manager
- Completes a thorough inspection for evidence of moisture intrusion, leaks from roofs, showers/tubs, toilets and sinks. Performs or remediates measures (caulks, seals, and paints)
- Completes inspections and reports for each unit
- Notes outstanding maintenance issues not completed during inspection to be included in the report to the Community Manager
- Reports all housekeeping issues regarding damage, number of occupants, and unauthorized pets to the Community Manager
- Participates in facilities meetings and communicate suggestions for Preventative Maintenance Program improvements
- Protects the safety of residents and staff by repairing, remediating, documenting, and communicating safety concerns
- Performs other duties as required
MINIMUM REQUIREMENTS:
EDUCATION AND EXPERIENCE
- High School Diploma or GED and one year of experience in general apartment, hotel, or facilities, maintenance or a combination of education and experience
KNOWLEDGE, SKILLS AND ABILITIES
- Must be able to use own basic hand tools
- Excellent verbal and written communication skills
- Good work ethic, dependability, coach ability
- Proficiency in, or ability to become proficient in Microsoft Office, Outlook, Word, Excel, and MidPen Housing specific software packages
- Safety conscious with ability and willingness to become knowledgeable of OSHA and Building Code procedures and regulations
- Ability to see maintenance issues and plan preventative measures
- Demonstrated interest in affordable housing desirable
- Commitment to the Mission and Values of MidPen Services and MidPen Housing
- Must possess a valid California driver’s license, have reliable transportation, and current auto insurance
PHYSICAL REQUIREMENTS
- This position is considered moderately to highly physical and requires a lot of standing, bending, lifting and walking
- Must be able to bend, twist, stoop, push and pull, ascend/descend stairs, reach and lift overhead 20 lbs., climb on ladders and roofs, crawl in confined spaces, and lift 50lbs. to 42” on a regular basis
- Ability to see, hear, and speak
WORKING CONDITIONS
- Works in all types of weather inside and outside
- Responds to emergency calls at night and or on weekends
- Wears protective safety equipment and clothing as needed
- With proper Personal Protective Equipment (PPE) and training, enters common areas and residences to make critical/emergency service and repairs
