The ABM Senior Facility Manager directs institutional housekeeping program for entire high-rise building, which is made up of 45 floors which totals over 650,000 square feet of cleanable area. Provide supervision, management and technical support to the custodial and housekeeping section.
Statement of Duties and Responsibilities:
Supervises subordinate supervisors and custodial personnel and projects.
Manages the daily operation of the custodial shop including logistics, emergency calls, duty rosters, & work assignments.
Review, assess and coordinate custodial services with external, contracted custodial service providers and provide direction and guidance, as needed.
Develops and executes a system of internal controls which provide reasonable assurance that unit operations are effective and efficient, unit assets are safeguarded, unit financial information is reliable, and the unit complies with applicable laws, regulations, policies, and procedures
Plans and coordinates all custodial programs and establishes standards and work procedures for custodial staff. Organizes, plans and directs all in-house training programs on custodial management services and safety programs. Insures the proper use of chemicals and equipment to maintain all campus buildings on a daily basis.
Inspects and evaluates physical condition of establishment; submits to management recommendations for painting, repairs, furnishings, relocation of equipment, and maintenance.
Purchases all cleaning supplies and equipment and determine replacement according to usage and budget; maintains detailed inventories of all shop supplies, machinery, and equipment; investigates new and improved cleaning instruments and methods.
Carries two-way radio, cell phone, and digital pager. Must be available for "On-Call Duty."
Interprets, prioritizes and assigns work orders to personnel and plans work schedules to ensure adequate service.
Estimates labor and material cost; reports the estimate to superior and work order initiator.
Interprets and translates company policies to workers and enforces safety regulations by conducting safety meetings.
Coordinates with other trades and department supervisors on work projects and estimates worker hour requirements for completion of job.
Develops and implements measures to improve production methods, equipment performance, quality of product, and working conditions to increase efficiency of shop, department, or work crew.
Analyzes and resolves work problems; initiates or suggests plans to motivate workers to achieve work goals. Constant communication with Customer through meetings, building walks, email etc.
Daily pass-up to Direct Management, noting daily activities/tasks.
Knowledge of all Microsoft Office software and able to learn and use institutional software systems. Complies with all State and Client policies.

A minimum of five (5) years experience in the custodial/janitorial field
Senior management experience in high-rise buildings required with strong client facing skills
Proven record of delivering financial goals
Bachelor's Degree preferred
Must have knowledge of MS Office Applications
Must have excellent verbal and written communication skills
Able to work well in a customer focused team environment
Prior management experience with San Francisco SEIU Local 87 employees preferred
